Choosing which letting agent is right for you can be a difficult task, but ensure that you choose an agent that has:

  • an agency with a proactive approach to letting your property not just for the highest figure but also to secure the best tenant.

If TK International are your chosen letting agent, to begin viewings we will need to ensure you have consent to let your property from the lender should you have a mortgage on the property.

Presenting your property to maximise each potential viewing in the following steps:

  • Fresh coat of paint to main reception areas and bedrooms.
  • High quality carpeting throughout the property / and or wooden flooring, (which is proving to be more popular as a higher number of tenants).
  • Property to be left clean and tidy and remove any large items that take up a lot of space.
  • Depending on weather (and time of year) heating must be turned on.
  • If it is unfurnished it might be an idea to ‘dress’ the property so applicants can envisage living there.

All viewings are accompanied by a member of staff and any offers that are made are all subject to contract and references. Every offer will be sent to you in writing and explained in detail.

Any offer made is subject to contract and satisfactory references. If you accept an offer, a two week deposit or commitment fee will be taken from the proposed tenant and references will be applied for by an external reference agency. TK International will prepare the tenancy agreement and this agreement is provided by ARLA the industry body for Residential Lettings.

Prior to you signing the tenancy agreement TK (if required) will ensure that all necessary checks have been carried out at the property including the Gas and Electrical Safety Inspections in order to have the relevant certificates in place. We can also arrange any works that may be necessary through our experienced management team.

Once the satisfactory references have been received and the tenancy agreement has been signed by all parties, we will request cleared funds in our/your account ahead of the tenancy start date.

On the day the tenancy begins, the tenant will be checked into the property by an independent inventory clerk and met at the property by TK so that the keys can be handed over to the tenant.

If TK are instructed to manage the property we are always on hand to assist giving you, the landlord, complete peace of mind throughout the duration of the Tenancy.

All offers are subject to contract & references, sent to you in writing outlining in detail the offer and terms" which we will go through with you in depth.
