If there are small decorative patches to walls and ceilings that may require a simple amount of remedial work then it is best to deal with this just prior to marketing. The same applies to gardens, terraces and balconies, where making the lawn look its best, adding flowers and fresh potted plants, can add to the theatre and pleasure of viewing. One of the most important things a vendor should do when bringing their property to the market, is to request their solicitor to prepare a full package of documentation, including copies of the title, leases, supporting information and an up to date Local Authority Search.
