Budget
The rent per week is an important part of the rental process but you will also need to ensure you take into consideration the utility bills, council tax and the upkeep of the property such as cleaning and gardening.
Monthly rental payment for a property is calculated by multiplying the weekly rent by 52 and dividing the total sum by 12.
Rental Term
Most residential tenancies are now granted as periodic tenancies in line with the Renters’ Rights Act, providing greater flexibility for both landlords and tenants. For higher value or company tenancies (commonly referred to as common law tenancies), alternative structures may be agreed where appropriate. For applicable tenancies, deposit funds are protected within a Government-authorised scheme. For common law tenancies, deposits are typically held by the agent as a stakeholder in accordance with the agreed terms.

Once an offer is accepted, the agent will ask you to complete a reference form which will be checked by an external company, they will usually contact your previous landlord, current employer and any previous credit history.
Management
If TK International manage the property then our designated property manager can be contacted to handle any emergencies.
If we do not manage the property, you have to contact the landlord directly regarding any maintenance issues.
Break Clause
Where notice is to be served, this must be done in writing and in accordance with the relevant statutory requirements or, where applicable, the terms of your Tenancy Agreement.
Tenancy End
When you vacate the property, it is your responsibility to ensure it is returned in a clean and tidy condition. We recommend a professional clean prior to departure to help avoid any potential deductions. The check-out inspection will be arranged, and the property must be returned in the same condition as recorded in the initial check-in report, allowing for fair wear and tear. Any discrepancies identified between the check-in and check-out reports may result in deductions from your deposit.
