3. Your Rental Term
Most residential tenancies are now granted as periodic tenancies in line with the Renters’ Rights Act, providing greater flexibility for both landlords and tenants. For higher value or company tenancies (commonly referred to as common law tenancies), alternative structures may be agreed where appropriate. For applicable tenancies, deposit funds are protected within a Government-authorised scheme. For common law tenancies, deposits are typically held by the agent as a stakeholder in accordance with the agreed terms.
4. Seamless Referencing
Once your offer is accepted, we utilise a professional external referencing company to verify your details. This standard process includes checking previous landlord references, current employment status, and credit history to ensure a secure agreement for both parties.

Managed Properties: If TK International manages your home, you will have a designated property manager to handle maintenance and emergencies swiftly.

Landlord Managed: If the landlord manages the property directly, we will provide you with their contact details so you can report maintenance issues to them throughout your stay.
6. Understanding the Break Clause
Flexibility is often key in London rentals. Under current legislation, most tenancies are periodic, allowing either party to serve notice in accordance with the relevant statutory requirements. For tenancies where specific contractual provisions apply (including common law tenancies), any agreed notice terms or break options must be exercised in writing and in strict accordance with the Tenancy Agreement.
7. Concluding Your Tenancy
As your move-out date approaches, we are here to help ensure a smooth check-out process and maximise the return of your deposit. The check-out inspection will be arranged, and the property should be returned in the same condition as recorded in the initial check-in report, allowing for fair wear and tear. We recommend that the property is professionally cleaned prior to vacating to help avoid any potential deductions.
